Designations...... What do they mean???

REALTOR®
When picking a real estate agent look for one who is a REALTOR®. An Agent with a REALTOR® designation is a member of the NATIONAL ASSOCIATION OF REALTORS®, a real estate trade association, whose members agree to abide by a 17 article Code of Ethics.
Holding a real estate agent's or real estate broker's license does not make someone a REALTOR®. Membership in the National Association of REALTORS® entitles licensees to use the term "REALTOR®" on their business cards and in their marketing materials.
Hiring a REALTORS® means you've retained someone who is committed to continuing education, professionalism, and integrity. The vast majority of REALTORS® participate in a local multiple listing service (MLS), which gives you a distinct advantage whether you're selling your home or looking for that special property.
But the main thing that distinguishes a REALTOR® from someone who's merely licensed by the state to sell real estate is the REALTOR® Code of Ethics, which requires REALTORS® to put their clients' interests first at all times.
The REALTOR® Code of Ethics was first adopted in 1913 as a voluntary document outlining the professional duties of membership. The code became mandatory in 1924, four years after the Texas Association of REALTORS® was formed. This was an era before licensing was required in many states. Today, the Texas Real Estate Commission is the licensing authority for agents and brokers in Texas.
What if there's a problem?
The REALTOR® Code of Ethics is enforced through professional standards committees that are maintained by local boards.The public, as well as members of the board, can bring complaints before the committee. Disciplinary action can consist of suspension or expulsion from membership. A real estate broker or agent who is not a REALTOR® is governed only by state licensing laws.
In Texas, 50,000 real estate licensees are REALTORS®, and hold active membership in both the National Association of REALTORS® and the statewide organization, Texas Association of REALTORS®.
What a REALTOR® Will Do For You
Financing. A professional REALTOR® knows a lot about the different kinds of financing options available to you. He or she also has experience working with the different lenders in Houston, and can direct you to someone with a home loan that is right for you. Most mortgage companies and banks have limited options, but your REALTOR® can point you toward the lenders that are best qualified to help you.
Finding. Once you know how much you can and want to invest, the fun begins. You will want to start with a list of properties that closely fit your needs. A REALTOR® has many resources to help you conduct a thorough search. The property you are seeking may not be actively advertised in the market, and it will take some investigation by your agent to find all available properties.
Deciding. Making a final selection is an exciting, emotional decision. Your REALTOR® can help you by providing objective information about each property. A REALTOR® can tell you about the area¹s utilities, zoning and the quality of local schools. Although you may "fall in love" with a certain home, two questions must be answered by an objective person. Will the property meet all of my needs in a home? Will I make money on my investment when I am ready to sell the property? A REALTOR® can help you answer these questions objectively.
Negotiation. A lot of details will need to be negotiated in the contract including price, financing, terms, date of possession, and the inclusion or exclusion of repairs and furnishings or equipment. The purchase agreement should also provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Your agent can advise you as to which investigations and inspections are recommended or required.
Due Diligence. With a negotiated agreement in hand, it is time to complete the evaluation of the property. Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. Your REALTOR® can assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports. You will also want to see a preliminary report on the title of the property. Title indicates ownership of property and can involve confusing status of past owners or rights of access. The title to most properties will have some limitations; for example, easements (access rights) for utilities. Your REALTOR® can help you resolve issues that might cause problems at a later date.
Closing. Finally, there is the closing, or settlement. Generally, you will meet with your REALTOR®, your lender, and an attorney to finalize the contract. Your REALTOR® will see you through to this very last stage, when the papers are signed and the keys are in your hand.

Accredited Buyer Representative
This designation is a benchmark of excellence in buyer representation. It is Awarded to real estate agents by the Real Estate Buyers Agent council (REBAC) of the Nation Association of Realtors who met the following specified educational and practical experience criteria:
- Completing the comprehensive 2-day REBAC course in buyer representation
- Successfully passing a written exam
- Demonstrating a practical experience of having completed 5 closed real estate transactions in the field of buyer representation
- Receiving recommendations from two of the real estate agents buyer clients
- Being a member in good standing with the National Association of Realtors.
Look for those real estate agents who proudly display the ABR designation and know that they are professionals in their field of buyer representation.

Graduate of the Realtor Institute
The Graduate Realtor Institute designation is presented to Realtors who have completed a comprehensive education program in residential real estate. The GRI designation is considered the nation’s number one real estate designation. The designation is conferred on qualified individuals by the various state associations of REALTORS®, with the National Association of REALTORS educational standards assuring excellence among the curricula.
This designation may only be earned after successfully completing a rigorous educational program. This program requires 92 hours of live course instruction from a statewide faculty selected because of extensive experience in their own areas of expertise. This designation is available only to members of the local, state and National Association of REALTORS®. GRI is recognized nationwide as the standard for real estate professionalism and knowledge. |

Certified Residential Specialist
The Certified Residential Specialist (CRS) is the highest Designation awarded to sales associates in the residential sales field. The CRS Designation recognizes professional accomplishments in both experience and education. Only 4% of all REALTORS® have earned this prestigious credential. Advanced training, experience, and nationwide access to a network of resources, make the agent the preferred choice in residential real estate sales. |

Certified Luxury Home Marketing Specialist
The Certified Luxury Home Marketing Specialist Designation is awarded to real estate professionals who have demonstrated their skills assisting affluent buyers and sellers. The REALTOR® has received training by The Institute for Luxury Home Marketing which awards an international designation to agents who meet performance standards in the upper tier market (the top 10 percent of market sales as defined by price range). |
